Your roof not only does so much to protect the occupants from the elements, it also protects the home itself. When the roof starts to have issues, it can be a problem for the entire structure. That is why homeowners need to stay aware of when to replace their roof.
No one can tell you exactly when you need to replace your roof. According to roofing contractors from Fast Track Roofing, the lifespan of a roof can depend on several factors. This includes the materials from which it was made, the quality of the work and the conditions to which the roof is subject.
Instead of looking for an exact timeline for when a roof needs replacement, you need to consider signs that indicate the need for a new roof. Read on to learn about some of the signs that a roof needs to be replaced.
Leaking Roof
A leaking roof is usually a sign that your roof has significant problems. If you see water stains on ceilings or interior walls, it could indicate a leak. You might also find water stains in the attic or dripping from the trusses when it rains. It is important to take care of roof leaks right away because the water can cause more damage.
Missing or Damaged Shingles
Damaged or missing shingles are another indicator of a roof that needs to be replaced. If you check your shingles and see patches that are cracked or curled, it is probably time to get your roof replaced.
Roof Vents and Flashing
The flashing around vents and chimneys form the seals that keep water from leaking around these parts of the home. In some cases, flashing can be repaired, but if it is old and worn, it is a sign that it has been there for a long time. This can be a sign that the roof is due for replacement.
Peeling or Discolored Exterior Paint
If you see exterior paint that is peeling, cracking or discolored, it could be a sign of roof damage. If the roof has leaks near an exterior wall, moisture can accumulate in the wall. This can then lead to issues with the paint cracking or peeling.

Shingle Granules in Your Gutter
When you clean your gutters, you also have an opportunity to inspect your roof for damage. One other thing to look for is the granules from roof shingles in the bottom of the gutters. Seeing the granules in the gutter is a sign that your shingles are starting to wear out.
Sagging Roof Deck
The roof deck is the material directly fastened to the joists. In a sense, it is the foundation of your roof. If you can see visible sagging, it is a sign that your roof needs to be replaced. You probably already have leaks, and it is only going to get worse once you see sagging in the deck or joists.
Local Trend in Roof Replacement
Living in a development where most of the homes were built at the same time can provide another sign for roof replacement. If you see several neighbors having their roofs replaced, it could be a sign that yours will need work done soon as well. In a development, the homes and roofs are usually close to the same age, and they are usually built with the same materials and by the same contractors. That means they all tend to need their first replacement around the same time.
Lots of Moss on Your Roof
Moss growing on your roof can be another issue. For one, it can indicate moisture issues with the roof. Along with that, it can damage shingles if allowed to grow unchecked. If you catch it early, you might be able to remove the moss with no problem, but it is better to have a professional remove the moss and inspect for damage.
These are all signs that you may need a roof replacement. With that said, roof damage can often be repaired without replacement if you catch the problem early. That is why you should do what you can to maintain your roof and schedule regular inspections for older roofs. With a little time and effort, you can extend the life of the roof and put off replacement for a few more years.
